[Obsolete] Regulations for Residents of Cambridge United Charities Almshouses

CUC ALMSHOUSE REGULATIONS

The following Regulations for the Residents are to ensure the smooth running of the almshouses:

  1. The Trustees undertake to carry out repairs and external decoration. Residents are not allowed to make any structural or other alteration to the almshouses or to alter the plumbing or electrical installation in the almshouses without prior written consent of the Trustees;
  2. The Trustees pay the cost of providing gas heating, water and sewage services to the almshouses and electricity for the communal areas.
  3. Residents are not permitted to change their utility suppliers (gas, electricity or water) without the prior written consent of the Trustees;
  4. Residents must permit reasonable access for inspection of their almshouses and for repairs and decoration to be carried out. The Trustees will endeavour to give as much notice as possible of works.  The only exception to this will be in case of an emergency;
  5. The use of portable paraffin, oil or gas heaters is strictly prohibited;
  6. Residents are asked to occupy the property quietly and with thought for other Residents and neighbours. Residents must not cause, nor allow their visitors to cause, a nuisance or annoyance to other persons in the neighbourhood or to any Resident, agent, employee or contractor of the Charity or Hundred Houses Society;
  7. Residents may not keep pets without the written consent of HHS;
  8. Residents should inform HHS, and if possible in advance, if they are to be away from their almshouse for a single period of more 7 days;
  9. Almshouses are designed for the occupation of the Resident only and visitors are not permitted to stay in an almshouse, except with the prior consent of HHS or in very exceptional circumstances;
  10. Residents must supply to the Trustees and to HHS, the name and address of their next of kin or of another competent person, who can be contacted in case of any illness, accident or emergency (Please give this information in the space provided at the end of this letter). Residents should notify HHS of any changes to this information;
  11. Residents may expect to continue in occupation for as long as they need the accommodation and can continue to live independently. If a Resident’s health deteriorates they must be willing to accept advice and guidance from time to time, either from their own doctor or a medical consultant appointed by the Trustees.  The Trustees will also consult with the Resident’s next of kin, HHS, Social Services etc. to make the most suitable arrangements;
  12. The Trustees retain the power to set aside a resident’s appointment for good cause, e.g. in the case of serious misconduct or if there is a breach of the regulations, or if they are no longer qualified to be a beneficiary or are a risk to other Residents. Failure to make timely payments of Weekly Maintenance Contributions will be regarded as a breach of the Charity’s regulations;
  13. If the Trustees decide to set aside a resident’s appointment she/he will be given not less than one calendar month’s notice in writing;
  14. The Trustees reserve the right to ask a Resident to vacate an almshouse and to move, either temporarily or permanently, to another almshouse belonging to the Charity;
  15. Neither the Resident nor any relation or guest of theirs will be a tenant or have any legal interest in her almshouse or in the Charity;
  16. The Trustees review the level of the Weekly Maintenance Contributions from time to time. Residents will be given four weeks’ notice of any changes;
  17. Should a Resident wish to give up occupancy of an almshouse to live elsewhere, four weeks’ notice should be given to the CUC Housing Officer at Hundred Houses Society, 51 Scotland Road, Cambridge CB4 1QW. The notice period should begin on a Monday and end on a Sunday.  The Weekly Maintenance Contribution is payable until the end of the notice period or the date when the almshouse is vacated (whichever is the longer period);
  18. The Trustees insure the building and fixtures and fittings but not contents of each almshouse. Residents should take out insurance to cover their own furniture and personal belongings;
  19. Residents’ attention is drawn to the Complaints Procedure set out in the Handbook for Residents of Almshouses;
  20. The Trustees may take such steps as they think proper in the administration of the Charity and for the Residents’ welfare, and any alteration to the rules or in these regulations will be notified in writing to each Resident;
    The Trustees will consult Residents before making changes in matters of housing management or maintenance that are likely to have a substantial effect on them.
